Curate by Sotheby’s International Realty | App Benefits

The Sotheby’s International Realty® brand has introduced revolutionary augmented reality (AR) app Curate by Sotheby’s International Realty(sm).  Here are some of the ways the app will benefit homebuyers, sellers, and real estate agents.

According the Harvard Business Review’s A Manager’s Guide to Augmented Reality, research has shown that an AR experience allows consumers to form more accurate expectations, therefore increasing confidence in purchasing decisions and shortening the sales cycle.

  • For prospective homebuyers – Viewing a potential house in AR breaks down visualization barriers that often accompany the homebuying process, allowing prospective homebuyers the unique ability to envision the house in their personal taste and style. Curate by Sotheby’s International Realty offers the opportunity for buyers to ultimately see a house as their own home, increasing confidence in any purchasing decisions.
  • For home sellers / Sotheby’s International Realty clients – Selling a home with a Sotheby’s International Realty sales associate means tapping into the power of AR to sell the home by helping prospective buyers overcome the visualization barriers of touring an empty home or one decorated in style that differs from their taste.
  • For the Sotheby’s International Realty sales associate – The benefits for the sales associate are similar to those of the homebuyer and seller; Curate by Sotheby’s International Realty empowers the sales associate to present a home in an objective and neutral manner. The app also alleviates the need for sales associates to physically stage homes, allowing them to save money on the costs of either renting or buying and storing furniture.

Curate by Sotheby’s International Realty is destined to become a go-to resource for Sotheby’s International Realty sales associates,” said Ashley F. Morris, vice president of marketing, Atlanta Fine Homes Sotheby’s International Realty.  “This app is the first of its kind for residential real estate and perfectly aligns with our goal to deliver an immersive experience tailored to each client’s individual style. Curate by Sotheby’s International Realty unites innovation with our commitment to providing exceptional service to our clients by allowing sales associates to take on a meaningful role in the transformation of a house into a home.”

Curate by Sotheby’s International Realty is available now for download in the Google Play Store.  The app was built with Google’s ARCore, which can run on 100 million Android devices worldwide.  The Sotheby’s International Realty brand will launch Curate by Sotheby’s International Realty for iOS this spring through a continued partnership with roOomy.

Curate by Sotheby’s International Realty | App Features

The Sotheby’s International Realty® brand has introduced revolutionary augmented reality (AR) app Curate by Sotheby’s International Realty(sm).  Here are the key groundbreaking features of the app:

  • Visualization – Any property can be transformed through a curated selection of AR furnishings and décor sets. Listing-specific staging options will be available in the near future.

  • Recollection – The app has screenshot capabilities, allowing viewers to capture and store the images of AR furniture sets placed within the visit.

  • Shop – Virtual home furnishings can be clicked for more information about the product, including a link to exit the app and be directed to a retailer’s website. All furniture is shown to-scale and provides accurate room dimensions, ensuring furniture viewed in the app will be a fit, making purchasing and moving into a new home easier on new home buyers.

“The Sotheby’s International Realty brand has always been a leader when it comes to adapting new technologies to the real estate industry and understanding homebuying trends,” noted John Passerini, global vice president of interactive marketing, Sotheby’s International Realty Affiliates LLC.  “Almost a decade ago, we committed to only displaying high-resolution photography on our website; we then had the foresight to understand that video would become increasingly important to homebuyers and so we introduced high-definition videography to our website; and then came 3D and Virtual Reality Tours with Matterport. We recognized that augmented reality is the way in which people will shop in the future and when Google approached us to be an official launch partner for ARCore, we knew it was the right move.”

Sotheby’s International Realty First Real Estate Brand Launches Augmented Reality App: Introducing Curate by Sotheby’s International Realty

Curate by Sotheby’s International Realty(sm), powered by roOomy, Revolutionizes the Homebuying and Selling Experience for Sales Associates and Consumers

Sotheby’s International Realty Affiliates LLC today announced the launch of Curate by Sotheby’s International Realty, a mobile augmented reality (AR) app that will bring a home’s virtual staging images from 2-D perception into augmented reality.

“Buying a house is not only a significant financial decision, but is also deeply personal and emotional. Introducing an augmented reality component to the homebuying experience takes the consumer on a personal journey that allows them to see a house transformed into a home, their home, through the magic of technology.” – John Passerini, global vice president of interactive marketing, Sotheby’s International Realty Affiliates LLC

The app was built with ARCore, Google’s AR Software platform, and is powered by roOomy, the leading virtual staging technology platform specializing in 3D/AR/VR content creation and application development.  Curate by Sotheby’s International Realty allows consumers to visualize a house as their own before purchase, thereby curating the homebuying experience. Working closely with Google in the run up to ARCore’s release, the Sotheby’s International Realty® brand is the first real estate brand to launch and implement a virtual staging AR app, transforming the homebuying and selling experience for sales associates and consumers.

“ARCore enables augmented reality capabilities on 100 million Android devices across the ecosystem, bringing new possibilities to today’s mobile phones. We’re thrilled to work with the Sotheby’s International Realty brand on this experience, which can help redefine the way real estate is sold.” – Adrienne McCallister, senior director, Google AR Business Development

Curate by Sotheby’s International Realty is taking virtually staged images from a flat, 2-D screen into the house itself through the power of AR.  The app also features a curated selection of AR interior designs, ranging from modern living rooms to traditional dining rooms that provides the consumer with the opportunity to immediately swap among these styles, something physical staging could never accomplish.

“Curate by Sotheby’s International Realty solves visualization problems without making costly, time-intensive and cumbersome changes to the physical space.” – John Passerini

Penthouse Profile | Sky-High Luxury at Waiea

There is no denying the magnetic draw of the Hawaiian Islands. Crystalline waters fade from aquamarine to turquoise to lapis. Stunning bays and shorelines are outlined in white, pink, red, olive green and even black sand beaches. Remnants of volcanic rock formations add an anthropological tone to any visit. Lush greenery is a welcome byproduct of the rainy season.

And while each of the eight main islands that make up the North Pacific archipelago have their own unique and alluring attractions—Maui has Haleakala and the Hana Highway; Kauai has Waimea Canyon and the Na Pali Coast; the Big Island has the safe but active Kilauea Volcano; and so forth—Oahu has one of Hawaii’s most famous landmarks: Diamond Head. (Not to mention the Gold Coast, the bustling district of Waikiki and massive North Shore swells for surfing.)

And what better way to enjoy every bit of Oahu’s best than from a sky-high penthouse?

World-renowned architect James K. M. Cheng’s stunning Waiea tower is the unmistakable flagship of a 60-acre, master-planned coastal community known as Ward Village in Honolulu. Named “Master Planned Community of the Year” by the National Association of Home Builders, Ward Village is a transformative urban development championed by the Howard Hughes Corporation, who are taking every opportunity to solidify Honolulu’s place as a stunning island metropolis.

Like the rest of Ward Village, Waiea is certified LEED-ND Platinum by the United States Green Building Council, a designation granted for energy-efficiency, numerous green spaces and sustainable designs. In fact, the Village is the largest LEED-ND Platinum project certified in the United States, and the only one in Hawaii. Even the building’s design speaks to a respect for Hawaii’s abundant natural elements. The building’s wave-like facade and reflective glass are a nod to the name Waiea, the Hawaiian term for “water of life.”

Waiea encompasses 174 residences, including 10 townhomes, 12 penthouses, and two otherworldly grand penthouses. Residents enjoy unrivaled amenities: a welcoming outdoor lounge area overlooking a spacious infinity pool with cabanas and outdoor grills; a children’s play area and dog park; the ultra-modern fitness center and spa; the library, theater room, indoor golf simulator, and chef’s kitchen with catering available to building residents. And while all those amenities easily topple lesser-stacked developments, upon taking a secure private elevator to the 35th floor grand penthouse, it’s clear there is more to see.

In the words of James Cheng, the penthouse is “a villa in the sky.” Between Cheng’s stunning architecture and the interior design efforts of iconic American designer Tony Ingrao, there is still a fantastic opportunity for the future resident to contribute, too. Discerning owners can take advantage of an available design credit, choosing customizable design finishings that have been carefully considered for a buyer set on living their best.

So, what does the living the best in Waiea look like, exactly? It’s a generous six bedrooms and six-and-a-half bathrooms spread across 8,532 square-feet of living space. It’s swathes of rooftop lanai with a private, ocean-facing infinity pool—for swims under the bright Hawaiian sun or a blanket of stars at will. It’s floor to ceiling windows and 360-degree views of bright blue ocean, Diamond Head in the distance, Oahu’s lush mountains as well as the lively streets of Waikiki.

The grand penthouse is seamless outdoor living in its purest form, where preparing pineapple-glazed ham and season-less salads isn’t reserved for a chef’s kitchen tucked away down a corridor. Hosting friends and family without sacrificing privacy is effortless thanks to the spacious layout and patio area. Relaxing with a beach-ready page turner on an indoor sofa or poolside lounger is punctuated by the occasional, mid-chapter glance at an endless ocean-meets-sky backdrop.

Downstairs, Ward Village is ready to entertain with myriad walkways, shops and impressive restaurants (although dedicated shoppers may prefer nearby Ala Moana Center) if you ever decide to descend from the clouds, that is.

New Development Spotlight | The Pink Sands Villas on Harbour Island, Bahamas

Showcasing the height of new luxury construction in some of the world’s most sought after locations, let’s explore an exclusive new development from our worldwide network.

For the first time in its 65 year history, the famed Pink Sands Resort is offering a limited number of villas, cottages, and beachfront estate lots for private ownership on Harbour Island, Bahamas.

Architecture developed in the classical Bahamian vernacular by award-winning architect Kiko Sanchez is the founding principle for this real estate offering, with interiors inspired by acclaimed designer David Flint Wood, and where the casual-yet-elegant residences seek to pair the beloved British West Indies style of the ‘Old Bahamas’, with modern amenities and world-class service in an exclusive private setting.

Designed with expansive outdoor living spaces, hardwood floors, generous windows and garden swimming pools, each villa represents a contemporary approach to old-world island charm.

Situated on a dazzling three-mile stretch of powdery pink beach that has been named one of “The Best Beaches on Earth” by Travel + Leisure, The Pink Sands Resort is a chic tropical paradise, just steps from historic Dunmore Town and the waterfront, that has been a holiday favorite of the unassuming, affluent, and jet-setters for nearly three generations.

Villa owners at Pink Sands will have the opportunity to put their home into the resort’s vacation cottage program, allowing the team at Pink Sands Resort to cover all aspects of the hotel operation including marketing and property maintenance, and leaving the owner free to concentrate on the more enjoyable things in life, whilst helping to offset the costs of annual upkeep.

7 Panoramic Views Along the Côte d’Azur

To call a destination “colorful” is to offer it one of many roles. A hotspot brought to life by vibrant arts and culture. A destination famed for its bounty of natural colors. Or even a place whose bright, immovable memory remains etched in your mind.

For the French Riviera all three ring true. Whether indulging in the colorful streets of Vieille Ville in Nice, basking in the medieval history of Èze, or finding yourself awash in fields of flowers in Grasse, each lively experience culminates on the coast. The Côte d’Azur is, after all, where ocean meets sky in a not-so-coincidental shade of azure blue. Here are the best spots to take in its famed beauty.

Exclusive Avenue du Roi Albert Apartment, Cannes

Peter Illovsky Côte d’Azur Sotheby’s International Realty

With Mediterranean blue as far as the eye can see, two impressive buildings comprising nine exclusive apartments rule the Avenue du Roi Albert, now home to Cannes’ chic 87 Soligny. Concierge service, security, 24-hour reception, and electronic entry are standard, adding welcome peace of mind to the incredible panoramas of each suite. Take in ocean waters from the rooftop pool, or from the privacy of your own residence—currently a blank slate with endless potential for your own signature look.

Belle-Époque Mansion, Provence-Alpes-Côte d’Azur

Peter Illovsky Côte d’Azur Sotheby’s International Realty

True beauty never fades. Built in 1901, this Belle-Époque mansion has retained all of its historic splendor while undergoing a complete renovation to meet the needs of today’s most discerning resident. At four floors, six bedrooms and two living rooms, this tower in the skyline houses the ultimate in airy Côte luxury, with white walls guiding light into every corner, and sea views from nearly every window, the exceptions are a welcome wine cellar, cinema, and sensual Hammam sauna.

Prestigious Penthouse, Cannes La Bocca

Côte d’Azur Sotheby’s International Realty

Triple exposure and three generous terraces mean the views never cease at this Croix-des-Gardes penthouse in Cannes. The perfect spot to soak up historic glamour, space is no object—16,110-square-meters house a spacious lounge, well-equipped kitchen, two en-suite bedrooms, and a home gym. Work up a sweat or a cool off with a refreshing dip while you gaze all the way out to Estérel.

Château de la Barben, Aix-En-Provence

Propriétés de Provence Sotheby’s International Realty

This property is as culturally significant as it is impressive. At more than 1,000 years old and holding court across a sprawling 307 hectares, Château de la Barben was once home to a king. Its lineage traces back to a first mention in 1064 via the abbey Saint Victor de Marseille registry, passing to King René before eventually being sold to the De Forbin family in 1474, with whom it remained for 500 years. Now, the exemplary estate is a crown jewel of the Riviera, crossed by two rivers and shrouded in romance.

Architectural Villa, Saint-Paul-de-Vence

Peter IllovskyCôte d’Azur Sotheby’s International Realty

Artistic flair and architectural vision collide above the sea in this remarkable home. Floor-to-ceiling windows bring sweeping views into this 7,500-square-foot property set on private, rolling grounds—complete with a bold take on the traditional koi pond. A generous kitchen and dining room are primed for fresh local fare, and a heated pool offers added after-dinner refreshment. An incredible master bedroom is just the place to retire after unwinding in the Riviera sunsets.

19th Century Château Soligny, Cannes

Peter Illovsky – Côte d’Azur Sotheby’s International Realty

Swaying oceanside palms and ocean-to-sky blue greet you from the comfort of your bed in Château Soligny, where Rimbaud’s 1868 architectural plans retain their golden-era glow. Now completely renovated and expanded, this castle (officially deemed so in 1872), stretches across nearly two acres of prime seaside land. From wing to annex to winter garden, classical modern taste rules—evident in the rich ebony, grandiose marble, and leather floor details.

Modern Hillside Villa, Éze

Peter IllovskyCôte d’Azur Sotheby’s International Realty

View Medieval magnificence in the modern era. The rich history of Éze is an unbeatable addition to sweeping sea vistas at this prime hillside villa. Inside the 4,122-square-foot home, refined taste travels from the chic living room to the fully-equipped kitchen to the impressive master bedroom. Outside, a beautiful pool offers refreshment and privacy, and a south-facing terrace is the ultimate spot for dining al fresco.

Whether you favor the olive greens of countryside trees or the persimmon washes of historic buildings, whenever you’re home on the Riviera, glimmers of ocean blue will brighten your day.
